What the Renters’ Rights Act Means for Bounds Green Landlords This Autumn

Landlord using a phone and laptop at a kitchen counter to check Renters' Rights Act changes for a Bounds Green rental

Bounds Green has always appealed to tenants who want a village feel with the Piccadilly line on the doorstep. From our office opposite the station, we’ve seen steady demand across N11, Bowes Park, Wood Green and Palmers Green for decades.

Five months into the Renters’ Rights Act, the way that demand is met has changed. Here is what we would like every local landlord to know this autumn.

Re-letting under the new rules

London lets go quickly, and the new rules focus on exactly that moment:

  • You must advertise one fixed rent and cannot accept offers above it.
  • You may take no more than one month’s rent in advance.
  • Blanket bans on pets, children or tenants receiving benefits are not allowed.
  • Pet requests need a reply within 28 days, without separate pet deposits or fees.

Rent reviews through Section 13.

Rent may rise only once a year, using a Section 13 notice with at least two months’ notice. Tenants can challenge an increase at tribunal, so a review supported by local evidence is essential. A conversion flat on a Bowes Park Street and a family house near Alexandra Palace are measured against very different comparables.

Haringey licensing and the register

Haringey Council runs its own landlord licensing schemes, so check whether your property needs a licence and that its details are current. The new Register your rental property service will ask for them.

For London, registration opens on 15 July 2027, with a deadline of 14 October 2027. The fee is £65 per property, per year, and you may register early from 15 December 2026.

Records you will need

Existing written tenancies needed the government information sheet by 31 May 2026. Without Section 21, possession depends on proving a specific ground, so rent records, correspondence and certificates should be complete and easy to find.

Your October checklist

  1. Re-let process updated: fixed rent, no bidding, one month in advance.
  2. Pet request process in place.
  3. Rent review planned through Section 13, with local evidence.
  4. Haringey licence status confirmed.
  5. Register window noted: 15 July to 14 October 2027.
